Selling Your Home During the Holidays? Here’s How to Make It Shine (Without Losing Your Sanity)

Selling your home during the holidays can actually be a smart move—buyers who are looking right now are serious, motivated, and ready to make decisions. And if you’re planning to list right after the new year, this is the perfect window to prep your home while everyone else is distracted by peppermint mochas and holiday shopping.

Here are my best, real-life, Mesa-friendly tips to get your house show-ready during the holidays—without feeling like you’re living in a storage unit.

1. Keep the Holiday Decor… Just Not All of It

Yes, you can still celebrate! Just tone it down a bit.

Do:

  • Stick to warm, simple décor—garlands, soft lights, and a classic tree in proportion to the space.

  • Keep colors neutral (think metallics, greens, whites).

  • Highlight your home’s best features: wrap a garland on that beautiful staircase or place a wreath on a stunning front door.

Don’t:

  • Block windows, crowd shelves, or make walkways tight.

  • Go full Clark Griswold outside—save that for next year at the new house!

2. Lean Into Cozy—but Keep It Clean

During the holidays, buyers want to feel at home. Use that to your advantage:

  • Soft throws on the couch

  • Lightly scented candles (pine, cinnamon, vanilla—nothing overpowering)

  • Warm, inviting lighting

  • A clean doormat and cozy front-porch vibe

Pro tip: In Mesa, buyers love stepping into a home that feels like a refreshing break from the sun—even in December.

3. Declutter Like You’re Getting Paid for It

Holiday décor adds “visual inventory,” so keep everything else minimal.

  • Clear kitchen counters

  • Tidy closets (yes, buyers peek!)

  • Remove excess furniture

  • Pre-pack items you don’t need until after moving

Think of it as a jumpstart on packing—and a gift to future you.

4. Keep the Photos Evergreen

Planning to list after the holidays? Get your listing photos taken before you decorate—or right after you take decorations down.

Photos with holiday décor can look outdated once January hits. If you need help timing this, I handle all of it for my sellers to get maximum visibility without a Santa-hat-in-March situation.

5. Stay Flexible With Showings

Buyers’ schedules get weird this time of year. If you can, stay open—even if it means stepping out during dinner prep or wrapping presents.

The buyers out right now are motivated. One showing could be the one.

6. Don’t Stress About Seasonal Messes

Rainy days? Kids home from break? Holiday baking explosions?

Focus on the basics:

  • Clear surfaces

  • Quick vacuum

  • Lights on

  • Beds made

  • Trash out

Buyers aren’t expecting perfection—they’re looking for potential.

7. Boost the Curb Appeal (Winter Edition)

In the East Valley, winter is actually prime curb-appeal season:

  • Fresh gravel or mulch

  • Trimmed shrubs

  • Simple wreath

  • Clean windows

  • Pressure-washed driveway (huge difference!)

If you’re listing in January, aim to have everything buttoned up by the first week—so you launch ahead of the “New Year, New Listings” wave.

8. Price and Prep Strategically

Holiday listings succeed when they’re priced correctly and move-in ready. A little extra prep now can mean a stronger offer later.

I help my sellers with:

  • Custom pre-holiday prep plans

  • Contractor recommendations

  • Listing timing strategy

  • Professional staging & photography

  • Holiday-friendly marketing that still pops in feeds
