What's Coming to Harvest Grove in Gilbert? New Commercial Plans Could Shape the Community
If you've driven through this part of Gilbert lately, you've probably noticed how quickly the area is changing.
New homes are going up. Commercial projects are taking shape. And what used to feel like a quieter stretch of Gilbert is becoming a much more connected part of town.
One of the developments I'm watching is Harvest Grove, a large master-planned community near Val Vista Drive and Germann Road.
But there's another piece of the project that could be especially interesting for future residents.
A separate 12.05-acre property near Val Vista Drive and Queen Creek Road is being considered for neighborhood commercial development.
And if the plans move forward, this could add another layer of everyday convenience to the area.
What Is Harvest Grove?
Harvest Grove is a large mixed-use development planned on roughly 311 acres in southeast Gilbert.
The overall plan includes a combination of residential neighborhoods and commercial development, with different types of housing planned throughout the community.
The larger Harvest Grove project includes more than 300 acres and a significant commercial component along with residential areas. Town planning documents describe a mix of single-family and multifamily housing, regional commercial space, and other community uses.
That makes this much more than another residential subdivision.
The goal is to create a community where people can live closer to the places they shop, eat, work, and spend their free time.
What About the 12-Acre Commercial Site?
This is where things get interesting.
The Town of Gilbert is considering a request to change the land-use designation for approximately 12.05 acres at the northeast corner of Val Vista Drive and Queen Creek Road from residential to Neighborhood Commercial.
The proposed rezoning would allow the property to potentially be developed as a neighborhood shopping center.
But there's an important distinction here.
There are no confirmed tenants for this site yet.
The commercial request is still part of the town's planning and approval process, so it's too early to say exactly what will be built there.
That's actually what makes the possibilities interesting.
What Could a Neighborhood Center Look Like?
If this property eventually becomes a neighborhood commercial center, I think the best use would be businesses that residents can actually use regularly.
A smaller specialty grocery store.
A coffee shop.
Neighborhood restaurants.
A fitness studio.
An indoor pickleball facility.
A swim school or children's activity center.
A bakery or prepared-food market.
The possibilities are wide open.
These are examples of the types of businesses that could fit the neighborhood. They are not confirmed tenants.
And that's an important distinction as the project moves through the planning process.
Why This Location Matters
The location is one of the biggest reasons this site is worth watching.
It's positioned along Val Vista Drive near Queen Creek Road and will eventually serve a growing residential population around Harvest Grove.
That creates an opportunity for neighborhood-oriented businesses to become part of residents' everyday routines.
Instead of driving across Gilbert for every coffee run, dinner, workout, or quick errand, residents could eventually have more options much closer to home.
That's one of the biggest advantages of thoughtful mixed-use development.
It's not just about adding more buildings.
It's about creating a community where more of the things people need are nearby.
The Bigger Picture Around Harvest Grove
The proposed neighborhood commercial site is only one piece of a much larger development story.
Harvest Grove itself includes more than 300 acres of planned residential and commercial development. The larger project went through Gilbert's planning process alongside discussions about land use, housing density, commercial space, traffic, and infrastructure.
There is also a larger commercial area planned along the Val Vista and Germann corridor.
That means this part of Gilbert could eventually have several different types of commercial destinations serving residents.
A larger commercial center can handle major shopping trips.
A neighborhood center can handle everyday needs.
And together, those pieces can make a growing community feel much more complete.
What I Would Like to See Here
This is where the plans get interesting from a lifestyle perspective.
A neighborhood center doesn't have to be another collection of buildings surrounded by parking.
Imagine shaded walkways.
Outdoor patios.
Trees and landscaping.
A small gathering space.
Restaurants where people can actually sit outside.
A coffee shop where neighbors meet in the morning.
Places where families can spend time without feeling like they're just running an errand.
As Gilbert continues to grow, creating places like that can make a real difference in how a neighborhood feels.
What This Could Mean for Homeowners
It's too early to say exactly how this commercial development could affect nearby home values.
Real estate values are influenced by many factors, and a proposed shopping center doesn't automatically mean surrounding prices will increase.
But convenience does matter.
When buyers are choosing where to live, they're looking at more than the house.
They're thinking about grocery stores.
Restaurants.
Coffee shops.
Schools.
Parks.
Entertainment.
And how easy it is to get through everyday life.
As Harvest Grove develops, those amenities could become an increasingly important part of the neighborhood's appeal.
What Happens Next?
The 12.05-acre commercial request is still moving through Gilbert's planning process.
Town records show the request was continued for further consideration, meaning the final outcome and future use of the property are not yet set.
That means we still have a lot to learn.
There is no confirmed restaurant lineup.
No confirmed grocery tenant.
No finalized list of businesses.
And no guarantee that every idea currently being discussed will become part of the final project.
But that's exactly why it's worth keeping an eye on.
The Bottom Line
Harvest Grove is already going to bring significant residential and commercial growth to this part of Gilbert.
Now there's another potential commercial piece being considered near Val Vista Drive and Queen Creek Road.
If approved and developed, it could eventually give nearby residents another convenient place for everyday shopping, dining, fitness, and community activities.
The question isn't really whether Gilbert is going to keep growing.
It is.
The more interesting question is what kind of community will that growth create?
Hopefully, it's a place with more than just houses and parking lots.
Hopefully, it's a neighborhood where people can grab coffee, meet friends for dinner, take the kids somewhere, and enjoy their community without having to drive across the Valley.
That's the part of Harvest Grove I'll be watching.
